I.Location
The estate is situated in the locality Dargobądz in the North-West part of West Pomerania Province, on the Wolin Island.

In the North the Commune Wolin borders the Baltic Sea, in the South it borders Zalew Szczeciński (The Szczecin Lagoon). In the central part of the island there is Wolin National Park with rich flora and fauna. Dargobądz itself is situated near the main arterial road Szczecin - Świnoujście, about 5km west of Wolin, 90 km from Szczecin and 200 km North - East of Berlin.

II. Description of the region
The characteristic feature of the region is a mild sea climate, a lot of inland waters, forests (about 22 % of the area) and diverse features of the landscape. Thanks to it the estate has great agrotourist values. The commune Wolin is one of the biggest communes of the West Pomerania Province. Dargobądz is in the neighbourhood of the National Wolin Park.



III.Dargobądz and the area around
In Dargobądz there are: a bus stop, garages, grocery stores, post office, roadside snack-bar ("Słoneczny") and a disco. You can find accommodation in the primary school, private houses and the hotel "DIONI".
It is very close to Zalew Szczeciński to Kamocice and Sułomin where Picnic Country festivals take place every year. Not far from there there is a border of the Wolin National Park in which there is a sanctuary of a sea eagle (very close to Dargobądz and Kamocice).
Every year the Festival of Vikings' is organized in Wolin. During this festival one can see weaver's craft, pottery, cooperage, dyeing trade, rope making, jewellers's craft, metal encrustation, carpentry, wood carving, milling, armorer's trade, horn working, amber working, leather working, wickerwood craft shows performed by different producers presenting different production techniques and many other attractions. In the Vikings Festival different historic groups from Denmark, Sweden, Norway, Russia, Germany, England, Lithuania, Holland, the Chech Republic, Canada and Poland take part.
IV. How to get there
Approach road to the estate is asphalt. Internal roads of the estate and the parking are made of Polbruk sett. The whole area is well-groomed and looks nice.

V. Description of the estate
The estate for sale constitutes the ownership law to the built-up area located in Dargobądz 90, Commune Wolin, plot Nr. 185/1 of the area of 97 935 m2, for which the Regional Court in Kamień Pomorski Land and Mortgage Register Department keeps a book KW Nr. 14104. On the lot there are new premises of the total area of 1 591,60 m2, built in 2000/2001.
The hotel base consists of 22 comfortably equipped rooms (bathrooms, telephone, TV SAT, balconies or terraces) including two double suites with an extra bed, 18 double rooms with extra beds and two single rooms. The rooms are in two buildings: in the building of the Hotel "DIONI" and on the first floor of the stable. Moreover the hotel has got a guarded parking, 5 garages for guests and a stable. On the ground floor of the hotel there is a restaurant with two rooms: the classic one and the room with a fire place. The classic room is for 40 people and the room with a fire place is for 20 people.
The rooms are hand-painted which creates an unusual climate. The estate gives the positive impression as it is well - groomed and tastefully decorated.
The location in the neighbourhood of the forests and sun exposure of the buildings during the day time creates good conditions for recreation. The lot is surrounde by a solid wall of reinforced concrete elements, the ground is lit with lamps on steel posts.
Thanks to it the estate makes the impression of the closed ground which is perfect for building a condominium.
